How do you choose a management company in Chamonix?
A good management company is judged on its scope of service, transparent fees, knowledge of local rules and how well it communicates with the owner. Here are eight questions to ask before you sign, whether you choose Cozee Rentals or another agency.
1. What exactly does management include?
Ask for the precise list: listing creation and optimization, photos, pricing, bookings, guest welcome, cleaning, linen, maintenance, emergency handling. Some agencies only put your listing online. At Cozee, the offer covers multi-platform management, cleaning, linen and amenities and repairs and maintenance.
2. How are fees charged?
Ask for the commission percentage, but also what is billed on top: cleaning, linen, consumables, technical call-outs. Compare the total cost over a typical year, not just the headline rate.
3. How is the price set?
In Chamonix, demand varies sharply by season and event. A serious agency adjusts rates continuously: see our dynamic pricing strategy. Be wary of guaranteed-income promises: no provider can honestly keep them.
4. Which platforms will my property be listed on?
More visibility helps fill the calendar, but only if calendars are synchronized to avoid double bookings. Also check whether the agency has its own booking website.
5. What follow-up and transparency will I get as an owner?
Ask for access to your bookings and revenue. Cozee offers an owner portal and income reporting so you can track real performance.
6. Who welcomes guests and handles emergencies?
A local team reacts faster than a remote provider: late arrival, heating failure, lost key. Ask who intervenes, how quickly, and under what conditions.
7. How are regulations handled?
Short-term rental is regulated in Chamonix: registration, a change-of-use authorization from the commune for secondary homes, a quota per owner (individuals and companies), tourist tax, co-ownership rules. Read our article on the Airbnb law and ask the agency what it checks and what remains your responsibility.
8. What are the contract terms?
Check the commitment period, notice, any exclusivity, insurance and liability for damage. Ask whether you can block dates for personal use: at Cozee you can, and the team fills the calendar around your availability.
Red flags
- A guaranteed return, or a figure that looks too good to be true.
- No local contact and no references in the valley.
- Extra fees that are not itemized.
- A contract that forbids any personal use of the property.
