However, faced with the challenges this trend brings for residents and housing management, the town is now considering new regulations to oversee short-term rentals.

Why regulate Airbnb in Chamonix?

The high demand for stays via Airbnb and other platforms has had significant repercussions, including rising property prices and a scarcity of accommodation for residents. In order to preserve the balance of local life, the town of Chamonix is planning to regulate holiday rentals more closely.

What impact will this have on owners and tenants?

The Chamonix valley is the first mountain region to adopt the ‘Airbnb law’, adopted earlier this year to regulate the letting of seasonal accommodation. At the valley's community council meeting, the elected representatives unanimously voted in favour of a resolution to control the number of furnished holiday apartments and Airbnb accommodation from 2025. There is a real imbalance in the situation in Chamonix, with the valley's population finding it very difficult to find accommodation all year round. In practical terms, from 1 May 2025, all short-term rentals in the four communes (ChamonixMont-Blanc, Servoz, Les Houches and Vallorcine) will have to be registered and obtain a temporary prior authorisation. In the communes of Chamonix-Mont-Blanc and Les Houches, the limit is set at one property per individual, for an authorisation granted for three years and renewable. In the commune of Servoz, the limit is two properties for an authorisation granted over three years. In Vallorcine, from May onwards, agreements for a one-year period will initially be issued, without limit, in order to gain a better understanding of the weekly rental stock. This will then enable us to fine-tune the regulations.
