What is the Airbnb Law in Chamonix

The Airbnb law in Chamonix limits short-term rentals to one property per individual in order to limit speculation and preserve housing for permanent residents.

Additionally, all short-term rentals will now require registration and prior authorization with the municipality.

Dependent on the area, there are limits imposed on the amount of properties per individual. For Chamonix, this is now limited to one property. 

What if you have several properties in Chamonix?

If you own several properties and wish to rent them out, a legal solution is to set up a Société Civile Immobilière (SCI).

Properties held by an SCI are not subject to the same restrictions because they belong to a separate legal entity. Setting up an SCI therefore makes it possible to get around the limit of one property per person while centralizing management and taxation. An SCI also facilitates the transfer of assets, which can be a major advantage.

How does this work?

The process of setting it up involves drawing up articles of association, registering it with the commercial court, and keeping annual accounts. All in all, SCI is a practical and legally compliant solution for owners of several properties in Chamonix, although it does require some administrative follow-up.
