Net income is after channel fees and our management fee (15%) and before taxes, cleaning and running costs. It is an estimate, not a guarantee.

Important: this is an estimate, not a promise

The figures are indicative only. They come from the booking results of comparable holiday homes near your location, and your own result can be higher or lower. Cozee Rentals does not guarantee any level of income, occupancy or nightly rate.

  • What affects your result: the condition, furnishing and photos of your home, the exact location, how many months you make it available, your pricing, guest reviews, the weather and snow, and changes in demand from one year to the next.
  • What is not included: income tax, local tourist tax, cleaning and laundry, utilities, insurance, maintenance, furnishing costs and any owner use of the home.
  • Past results: past bookings do not predict future bookings.
  • Local rules: short-term rental in France can require a registration number, a change of use permit, a night cap for a main residence or co-ownership approval. Check what applies to your home before you rent it out.

How should we reach you?

How the estimate is calculated

The calculator compares your home with comparable holiday homes in the Chamonix valley and nearby, using their booking results over the last twelve full calendar months. It works in four steps.

  1. Find comparable homes. It takes the nearest homes that have a booking history, up to ten. Homes closer to yours count more, and so do homes of a similar size.
  2. Adjust for size and features. Income is scaled towards the number of guests you enter. The type of home (apartment, house or chalet) and the extras (pool, hot tub, sauna, parking) apply small fixed adjustments. These are assumptions, not measured differences.
  3. Work out net income. Booked nights and prices come from real bookings. Platform commissions (such as the Airbnb host fee and the Booking.com commission) and a 15% management fee are deducted. Nights that an owner blocked are not counted as unsold nights.
  4. Show a range. The headline figure is the middle result of the comparable homes, weighted by closeness and size. The low and high figures are the lower and upper quartile (25th and 75th percentile) of those results.

The confidence label (high, medium or low) depends on how many comparable homes are close to yours. Far from the valley, or with too few comparable homes, the calculator gives no estimate. Even with high confidence, a single home can earn considerably more or less than the estimate, so use it to compare options and not as a forecast.

Costs that are not in the estimate

The estimate is net of platform commissions and the management fee only. These costs come on top, and they depend on your home and your choices:

  • Cleaning and laundry between stays. How much of it you recover through a cleaning fee depends on how you set your prices.
  • Utilities, insurance and maintenance, including consumables and repairs.
  • Furnishing and equipment to get the home ready, and later replacements.
  • Tourist tax. Guests pay it, but it has to be collected and declared correctly. In the Chamonix valley in 2026, unclassified accommodation pays 5% of the pre-tax price per person per night, capped at €4.90 (valley tariff 2026). Exemptions apply, for example for minors. Saint-Gervais sets its own rates (Saint-Gervais tourist tax portal).
  • Income tax. Furnished tourist rentals stay under the micro-BIC regime while annual revenue is below a ceiling. For income earned in 2025 the ceiling is €15,000 for unclassified and €77,700 for classified furnished tourist rentals, with a flat allowance of 30% and 50%. For income earned in 2026 the ceiling for classified rentals is €83,600. Above the ceiling you declare under the real regime (Service-Public). Tax rules change and depend on your situation, so ask an accountant.
  • Registration and permit. In the valley you need a registration number and, depending on your home, a change-of-use authorisation to rent short term. Read the rules explained in our article on Airbnb in Chamonix.

Seasonal effects

Income in a mountain valley is not spread evenly over the year. The chart in the calculator shows it month by month, based on the bookings of the comparable homes. A few things to keep in mind when you choose your months:

  • Winter and summer. Use the winter and summer presets to see how much each season adds for homes like yours, then test other combinations of months.
  • Between the seasons. Lifts and activities run on fixed calendars. In 2026, for example, the Tramway du Mont-Blanc is listed as closed from 28 September to 11 December, and the Bellevue cable car and Prarion gondola in Les Houches until 18 December (Chamonix tourist office: Tramway du Mont-Blanc, Bellevue cable car). Check the monthly bars to see how these months compare.
  • Weather and snow. Snow conditions and the weather change demand from one year to the next, and a past year does not predict the next one.
  • Your own calendar and pricing. Weeks you keep for yourself cannot be sold, and your prices and reviews affect your results. The more months you make available, the higher the yearly figure.
